Why the rental market in Wing has never been stronger
Renting has undoubtedly changed for the better in recent years. That's particularly true of Wing where the increased number of young people has created a new demand profile in the area. A lot is said about young people being priced out of the market but what the press often neglect to mention is just how convenient the private rental sector is.
The reality is that upward pressure on house prices has made renting the optimum choice for a lot of people around the country. The advantages are huge beyond simply financial issues. For example, renters can move frequently, have more flexibility if they want to switch jobs and lower running costs.
The tenant fee ban which has recently come into effect applies to new or renewed tenancy agreements. This change is likely to impact on agents' bottom lines if they can't make up the revenue elsewhere. It's not easy to put a positive spin on this from the point of view of the agents' cash flow but there is an opportunity to inject more goodwill into the three-way relationship between tenants, landlords and agents to the benefit of all.
The great thing about renting in our area is the combination of fantastic amenities, quality of life, transport accessibility and housing stock. The chart shows that rents are strong in both the national and regional context and are underpinned by strong demand. We only expect the popularity of the area to grow.
The new legislation makes it more important than ever for landlords to run their portfolio, just like any other business and accept that they are in it for the long haul. We think we're in an ideal position to help you on this journey and would love to help you if you are thinking of investing in Wing.
