In the wake of what some considered the worst economic crisis in this nation since the Great Depression, opportunities to purchase and invest in property are extremely abundant; and with the prices at which property, land, and related investment properties can now be purchased, there is never any buyers' market insight. In fact, the situation is such that Florida, which was once considered one of the most expensive states to get the property out of, has suddenly become a buyer's market. In fact, the sale of land for recreational purposes has accounted for over five million dollars in sales in Florida alone since the onset of the current housing downturn. But why is this?

Why has Florida gone from a seller's market to a buyer's market? Well, one of the most predominant reasons is that Florida has just opened up to the east coast. Whereas many southern states like Alabama, Arkansas, Georgia, Kentucky, Mississippi, Oklahoma, and Tennessee have long been closed off by the Great Recession, Florida is now offering land and development opportunities for companies looking to relocate and/or expand their business presence in the State of Florida. This land for sale in Florida includes swampland land, tree-ripened sugar cane, golf course property, camping property, and more. In fact, if you own any kind of property, you could definitely benefit from selling your property in Florida - but you have to act fast.

In the past, buying property in Florida has often meant that you would have to purchase over one-hundred thousand dollars in "affordable" housing prices, sometimes more. Now, with new developments springing up across the state on virtually a daily basis, there are no longer any "affordable" housing prices in Florida anymore, unless you can afford to own a one-hundred thousand dollar home and build a hundred-million dollar fitness center right on top of it. Now, Florida real estate agents are telling buyers that they can actually buy over one-hundred thousand dollars in "affordable" housing prices and build a one-hundred-million dollar fitness center on the top of it, for less than a third of what they would normally pay for comparable land. Buyers beware!

Now, if you need a little bit more of an incentive to secure the Land for Sale in Florida that you need, then you should know that Florida is offering some of the most generous incentives in the entire country. For example, they have hundreds of thousands of acres of unoccupied unincorporated land for sale in the four central counties of Florida, including twenty-one percent priorities for native Americans on each block; ten percent discount on electric and telephone services for new and established residential customers; and twenty-one percent discount on all taxes for new and established businesses. The cities of Saint Petersburg, Orlando, Miami and West Palm Beach, as well as the counties of Citrus, Okaloosa, Sarasota, Voluspa and Tarpon Springs, are going to offer their residents and business owners special incentives to move to, and to buy properties within the city limits of these areas. They are also offering discounted road repairs, sewer and storm water upgrades at no cost.

In terms of location, you can find Land for Sale in Florida in any of the Florida's beautiful southernmost areas, like along the shores of south Florida beach, along the panhandle of south Florida and along the Gulf coast of north Florida. The key reason why there is a surplus of property for sale in these southernmost Florida areas, is because of the relatively mild winters and relatively cool summers. So, properties that are located in the ideal position to enjoy a nice Florida summer with cooler temperatures tend to sell more quickly. Also, north Florida tends to suffer from the seasonal rainfall and humidity that can cause problems with mold and mildew. These are issues that generally not present problems in the southernmost areas of Florida.

The southern part of the state is home to Disney World, so there are a lot of properties that are available in this part of the state. But, there are also a lot of affordable Florida land for sale in the cities of Miami, Ft. Lauderdale, Coconut Grove, Brickell and Pinecrest. The southern part of the state is also popular with retirees, so the purchase of property in these areas can serve to improve the equity of your retirement accounts, if you live in the area. You may also consider investing in real estate in south Florida if you are considering moving to the area in the future, because there are a number of attractive schools that you can choose from in the cities of Miami and Ft. Lauderdale. Also, retiring to south Florida can help you become familiar with the local culture, because many people who live here are also very active residents of the tourism business.

Also consider Florida hunting land for sale, if you're looking for a private hunting ground. In this area, you will find a large variety of different kinds of property, including marshes, lakes, ponds and forests. Some of the most famous areas for this type of hunting property include Sand Key, St. Lucia and Pinellas counties. While you are searching for land for sale in the state of Florida, it would be wise to take the time to look at what is being offered on the open market. If you have plenty of money to invest, this could be one of the best times to buy vacation property, since the sale prices will be more affordable than they would be if you were looking for property in the traditional way.

Finally, there is a great piece of land for sale in Florida that is located about thirty minutes outside of the city of Saint Petersburg. This piece of land is called the Pine Island Lake State Park and has an area of two hundred and fifty acres that is perfect for the enjoyment of swimming, boating and fishing. The lake has an underwater portion that is made completely of sand and this is where you can find fish that are as big as twenty feet in length. The beach at Pine Island is about one mile long and has sand that is located inside the dune system that makes up the center of the lake. This is a wonderful piece of property for anyone who enjoys spending their time on the water.
